The River Oaks Golf Club in Carolina Forest, SC, originally opened in 1987 and was a family-run business for many years. The course, designed by Gene Hamm, initially offered 18 holes (Fox nine hole course and Otter nine hole course) and expanded to 27 with the addition of the Bear nine hole course in 1991. Recently, the Bear nine hole course was sold for residential development. The Fox and Otter nine hole courses closed in November of 2025.

There are seven main separate parcels of land (see accompanying graphic) that are targeted for residential development.

Chris Manning Communities and Mungo Homes are partnering on the residential development.

Horry County has approved the development of 220 single-family homes in North Cove.
