Carolina Forest is an unincorporated area west of Myrtle Beach and east of Conway. More specifically, Carolina Forest is west of the Intercoastal Waterway and between Highway 501 and International Drive.
Berkshire Forest, with 925 single-family homes and 950 multi-family homes is the largest community in Carolina Forest.
Pulte Homes first starting selling homes in Berkshire Forest way back in 2005 and completed development in Berkshire Forest in 2024.
Berkshire Forest provides resort-style living every day. The amenity center at Berkshire Forest was renovated in 2023 and is clearly one of the most beautiful amenity centers in all of the Grand Strand as it now contains one of the longest lazy rivers in all of South Carolina along with a new splash park and views over a huge lake that borders the prestigious gated Amherst section of Berkshire Forest. Among the extensive amenities in Berkshire Forest are a Residents Club, swimming pool, basketball and tennis courts, bocce ball, and access to a nearby Oceanfront Beach Club.
Recent road development work will now allow quick passage from Berkshire Forest to Highway 501 via the Bella Vita community. The recently approved purchase of land by Augusta Plantation Drive by the Horry County Government will soon allow for simple passage to from Berkshire Forest through to Highway 31. And, of course, the River Oaks Elementary School is located within Berkshire Forest, allowing for simplified transportation to school for the little ones!
Berkshire Forest will be turning over from Developer (Pulte) control to homeowner control in January of 2025. This transition starts with an election which is happening in December of 2024. Once the new Board is elected, a walkthrough of the community will be performed with Pulte, the homeowner's association management company (AAM), and the newly elected Board. A punch list will be created with items that the Board would like Pulte to look further into such as certain areas of concern, any uncompleted work, etc. Once a mutual decision is made for each punch list item, a second follow up walkthrough will be scheduled to ensure that these items were completed by Pulte (if that is what was decided). This process basically continues until all items have been completed. This process could take several months - or even years. Pulte will continue to work with the community until all punch list items have been addressed and completed.
